Interest Only and Credit Card Debt

Well, here is an example of the system that isn’t functioning as intended: a mortgage loan that encourages paying off one debt, in order to overspend ourselves with another debt. The interest only mortgage and the credit card debt. As a borrowing nation, I believe we’ve reached new levels.
It would seem that in this century we’ve managed to take every form of credit possible, extend it to the limit, and then look at them as if to say, “You mean you can’t pay?” What do these loan and credit companies think they’re going to be facing, when the amount of credit and mortgage they’re willing to extend, reaches beyond the acceptable debt to income ratio? Why do they think these limits were established in the first place?

More consumers than ever before owe massive credit card debt. It’s the way to go, many college campus’ are overrun with representatives from the major credit card companies, eager to extend credit to the young hands of the college student. Are they as ready to work with them when they can’t pay? No. What about the rest of the crazed, spending public? How do they handle their credit cards? Well, thanks to the interest only mortgage, we can now pay off credit card debt we can’t afford, with a mortgage we can’t afford. Now, that’s progressive thinking.

The interest only mortgage is now a tool for replacing non-deductible over extended debt, with tax deductible over extended debt, and consumers continue to be the ones to pay. This is not a wise option, if you’re already spending more than your budget will allow, how about cutting back? Did that ever occur to the mortgage company? No, because they don’t make any money if you learn to spend less.

As a fellow consumer, each of us should take the time to question our spending habits. Is it wise or necessary? If the answer to either question is no, then don’t spend. You don’t want to have to make the decision between over the limit spending, and a nice, warm bed, do you?
Okay, now here’s an interesting spin on an already risky product, let’s give the bad credit crowd a chance to make an even worse decision, and finance a home they can’t really afford and obviously will have trouble making on time or dependable payments so they can payoff credit card debt, only to charge it up again!

Sometimes, the products and situations that you see in the everyday world of researching these loans, is truly amazing and this is one of those situations. There are actually mortgage companies that advertise these interest only mortgage options for the consumer with the bad credit record to pay off any outstanding credit card debt!

Now, what I’d like to know is why the mortgage company, in all good faith, would want to take a risk such as this. It’s risky financing for consumers with bad credit, when you’re financing with good solid collateral, well within their means to pay. You take the consumer and the mortgage loan outside those realms of operation, and you’re just simply asking for a problem.

Maybe we should have an agency that’s known as the “mortgage police” and when there’s a clear and evident violation of just good sound common sense, a whistle blows, the computer locks up, and in walks the mortgage police. I truly believe the consumer, if not the mortgage company would be a lot better off; especially when the consumer has time to really absorb the basic facts about interest only mortgage, and the mess they can make of their finances; in the case of the bad credit consumer, the further mess they can make of their finances.

With all the government control that regulates the mortgage loan industry, and all the statistics that are published about the consumer with a bad credit rating, who do you suppose thought it would be a good idea to give them an interest only mortgage, that they more than likely will have further trouble paying? You wonder if Alan Greenspan is aware of this situation, and if he takes it into consideration when raising the prime interest rate? Do you suppose there’s a number factor for the “really going to default on these loans” segment of his equation that determines our prime lending rate?

Let’s hope Alan uses more foresight and plain good business sense than our mortgage loan brokers, especially the ones that came up with this genius idea!

During the recent span of years, it has been observed that the demand of home loans has increased. The main reason being, the availability of loans in market has increased too. Home loans are now a days available in the market at pretty low and attractive rates.

Home loans are recent craze in the loan market now days. The reason being the fact that, home constitute out as the largest asset that usually people have. While purchasing a home, the person has to invest a very huge amount of money. Some people face trouble, paying out the whole money together for the house, while some can’t even afford to invest money for the home of their choice. Home loans, this way have turned out to be a boon for people, who want to have a home of their choice, but cannot afford it at the moment concerned.

Buyers now days don’t have to think about the source of money for their homes. Home loans have made the life of a lot of buyers very easy. But, the buyers should be careful while opting or going for a home loan. An individual before going for a home loan should take care, before deciding the principal amount that he is going to borrow as a home loan. Otherwise the person may end up taking a loan with a higher principal amount and then end up paying more interest for the amount that he had borrowed unnecessarily. Borrowers should also consider the aspect of the term associated with the loan that he has undertaken, otherwise they may end up paying or repaying the loan for 30 to 35 years, just because of the fact that the loans conditions had stated that the principal amount has to be repaid on fixed amount over 30 years installment basis.

Home loans are a boon for people, but they should be careful before opting for a home loan.

Three Color Combinations That Drive Fish Wild And Can Help You To Catch Your Limit

The most successful fishing lures seem to imitate natural forage either in size, color, action, sounds or a combination of these. Some color schemes may also promote visibility by providing contrast to existing visual conditions that the fish (not you) have. This may help explain why seemingly “strange” or “unorthodox” color combinations catch fish. We don’t see what the fish see. The lure presentation must entice them or there’s no interest on their (and later our) part.

Color Combination 1: Red Head with a solid white body

To a fish this may appear to be a bleeding wounded baitfish. The white body is clearly visible at a distance and the red head also accentuates the large white eye. The effect is even more pronounced if the lure has a “wobbling” action imposed on it. If the trolling speed or retrieve is erratic and the lure passes within striking distance of any predator – Look out! Why should sharks have all the fun?

Color Combination 2: Green Head with a yellow body and green vertical stripes

Many salt water baitfish follow this color pattern of a variegated body when viewed underwater. If you scuba then you know what I mean. Some examples include Mackerel, Tuna, Tiger Shad (Sabalo) and many baitfish seen in cover. If the size (from 3” to 5” in length) is imitative of the regional forage and your lure passes through the predator’s “feeding depth” as it shimmies by “ole saw-tooth”, you’ll have a fight on your hands before you can say, “Cahuna en la luna” three times.

Color Combination 3: Blue Head with a blue back and a silver belly

This is another color pattern that visibly imitates a number of baitfish and adult species. The effect is even more exaggerated if you use large white eyes on your lure. The silvered belly also reflects light from below with every movement of the lure and provides contrast which helps the larger predator fish to see it. Especially a greater depths where light is much dimmer, contrast and reflection are even more important. By the way, don’t worry about retrieving your lure “too fast”. Not only can most predatory species can swim faster than you can reel, but some like Tuna, Wahoo, Mackerel and Barracuda, can swim faster than your boat for short distances!

Make your own lures

If you make your own lures, it’ll be much easier and much more economical to maintain an extensive variety of lure selections. You’ll also tend not to have heart failure if you lose a lure as it’s replaceable at minimal cost. For some lure styles and color combinations you find that work well, you’ll of course, make up a half a dozen or more so there’s always a supply of your “old faithful” on hand. Don’t just copy

Don’t just copy commercial lures either. Try out new, different and “unusual” color combinations and styles on each of your fishing trips. Make note of successes (like I have to tell you that) as to site, species and conditions. Make more of that model, a little larger, a little smaller, a bit heavier, etc., to have available for testing in the field. Lure manufacturers sponsor the “pros” to do this on tour. But if you “stumble” onto something that’s irresistible you can patent, sell or market your exclusive design. That’s essentially what an elderly Norse fisherman named Rapala did. Ever hear of him?

So now you know a little bit about color combinations. Even if you don’t know everything, you’ve done something worthwhile: you’ve expanded your knowledge.

The GI Diet: Part of the War on Fat

You might have heard of the GI diet and wondered if it had anything to do with the nation’s military forces. Actually, this meal plan is not connected with any branch of the armed services. But it is definitely an important part of the war on fat. By following the GI diet, you might be able to successfully fight the battle of the bulge.

To begin with, it is important to define our terms. GI refers to glycemic index. The GI measures just how quickly the body breaks apart food in order to develop glucose, which has been referred to as a major energy source for the body. The GI was the brainchild of Dr. David Jenkins, a nutritional expert at the University of Toronto.

If food ranks high on the GI scale, it means that the food breaks down quickly. As a result, the body is not satiated and goes looking elsewhere for food. However, food that is low-glucose breaks down less quickly, which means that it makes you feel satiated. The GI diet, therefore, is made up of food that is low on the GI barometer. If you follow this food plan, you will be eating lean meat and fish, whole grains, nuts, legumes, and fruits and vegetables. In addition, you can partake of dairy, as long as it is low-fat. However, you’ll be passing up cake, cookies, bread, and other foods that are comprised of white flour and therefore high on the GI.

Those who support the GI diet maintain that the vast majority of diets are unsuccessful because dieters do not feel satiated. Dieters may also feel fatigued, causing them to binge. In addition, many diets are complex, requiring individuals to do complicated calculations in order to determine how much they should eat.

Following the GI diet is as easy as following a traffic light. Red means stop—in other words, don’t eat that particular item. Yellow means proceed to eat with caution—and moderation. Green means go ahead and eat the item—it’s good for you. There are numerous advantages to the GI diet. To begin with, it provides proper nutrition, which means that it is heart-healthy. Also, you can eat as much as you want—if the foods have been given the green light. Chances are you won’t feel as if you’re running on empty with this diet, since it’s designed to keep you feeling satiated. It is believed that the diet can reduce the likelihood that you will be afflicted with heart disease, diabetes, stroke, colon cancer and prostate cancer. The GI diet is easy to maintain and equally easy to follow.

You might believe that the GI diet is like Atkins; however, there are notable differences. For example, the Atkins approach stresses high protein and animal fat while curbing carbohydrates. Atkins is based on the philosophy that, if the body does not receive carbs, it will end up breaking down fat instead. Over the long term, Atkins has been linked to kidney damage, heart disease, and Alzheimer’s.

But the GI diet is based on carbs such as fruits, vegetables, and whole grains and encourages dieters to eliminate saturated fat, winning it the endorsement of a number of nutritionists. Still, it should be noted that the GI diet is not perfect. If you have spent a lifetime eating foods in the red category, you might find the diet quite challenging. Also, during the initial stage of the diet, the dieter’s weight may rise until the body makes an adjustment.

The GI diet may not be as popular as other diet programs, but it has a number of qualities to recommend it. It is not complicated, so it may not lead to as much frustration as other diets. The traffic light system might appeal to even the most unsophisticated of dieters. It encourages the consumption of good carbohydrates which are nutrient-rich. It is also sure to eliminate an individual’s reliance on junk food. While the adjustment to the diet may be difficult at first, a number of dieters maintain that it is well worth the effort. You may actually be surprised to learn exactly how much weight you can lose following the GI system.

How To Get An Extra 108,160 Hits A Year

Most of you have seen those little award graphics on
web sites. They are given to the web site by another
web site or award association to reward the web site
for a specific reason. They usually link right to the
site that has given the award.

These award sites are drawing tons of traffic to their
own web site. The reason is because all the web sites
who get the awards are linking right back to them by
posting the award on their web site.

What is stopping you from offering other awards to
other web sites? You could design a graphic for the
award. The graphic could include something that will
draw them to your web site. Have an online form at
your web site so other people can enter to qualify
for the award. You then judge all the entrees and
pick a winner. You give them the award graphic with
a link included. They post it on their web site and
now they're linking your web site.

You could offer web site awards for many reasons.
The web site might offer outstanding and original
content. The design of the web site could be very
professional. It could have a fast load time. It could
include original web features that aren't found on
most web sites. The site may be easy to navigate
through.

Let's say you give out 20 web site awards a week.
In a year that would be 1040 people linking to your
web site. If you received 2 hits a week from each
link, that would be 104 hits a year from each award
you have given. That equals an extra 108,160 hits to
your web site a year!
